Thoughts From An Old Timer~By Larry Muetterties on Century 21 Sierra Properties

You may have read the negative stories about real estate. The boom of the past few years created the misconception that real estate is a high-profit, short-term investment. It is not. Today there are less than 200 homes on the market in the greater Arnold area (Big Trees Village to Forest Meadows) and 15 pending sales....


Recent figures from the National Association of Realtors show that in 2007 existing home sales exceeded those of 2002, which was a record-breaking year. While there are foreclosures in Calaveras County, most are in the lower ends of the county.

The greater Arnold market area has been less affected by sub-prime problems.

A recent article from the National Association of Realtors reaffirms the facts about these subprime loans, which are held by less than 10 percent of home owners. Most sub-prime loans will never go into foreclosure, and not all of these will be foreclosed on. The foreclosure rate on prime loans is only 0.6 percent. Real estate in the Arnold area is not like it is in the metropolitan areas because our homeowners, for the most part, are second-home owners.

I recently heard on the radio that 95% of all mortgage payments are current in the United States. I also heard that nearly 35% of homeowners own their homes free and clear… NO MORTGAGES!

While our market is not as active as it was a year ago and we are seeing some price reductions, there sure is no panic selling. Buyers are watching prices and are making offers on well-priced properties; Sellers are becoming more realistic about their asking prices. There are many great opportunities waiting for you. If you are thinking of testing the market with an inflated, unrealistic listing price, save your agent’s effort and your frustration. Motivated sellers are the ones getting the offers.
